Living in HUD Van Canh Urban Area (Son Dong): markets, school runs, and commuting to My Dinh — practical insights from a local

Before putting down a deposit for a room, the question we get asked most isn’t “How many square meters is the room?” It’s: “Is it far to the market? What about schools for my kids? How long does it take to commute to My Dinh in the morning?”

We have been building and operating AOM Home 1 and AOM Home 2 right within the HUD Van Canh Urban Area since the end of 2022. We travel these roads, shop at these markets, and take our kids to these schools every single day. The article below reflects what we know, along with actual measured distances. We hope it helps you visualize daily life here before you decide.

Where is HUD Van Canh Urban Area? Van Canh or Son Dong?

If you see listings that say “Van Canh, Hoai Duc” one moment and “Son Dong, Hanoi” the next, don’t worry—it’s the same place.

As of 2025, Hanoi is reorganizing its commune-level administrative units. The majority of the former Van Canh commune has been merged into the new Son Dong commune, along with Lai Yen, Tien Yen, and parts of An Khanh and Song Phuong. The district level no longer exists in the address, so the new address simply reads “Son Dong commune, Hanoi.” Residents and listings still commonly call it “HUD Van Canh.” When registering for temporary residence, use the new address. When getting directions or asking a motorbike taxi driver, just say “HUD Van Canh” and everyone will know where it is.

The urban area was developed by HUD Corporation, spans nearly 70 hectares, broke ground in 2008, and started handing over homes in 2012. Today, the area has enjoyed years of stable residency. It consists mainly of low-rise terraced houses and villas, with wide internal roads and plenty of greenery. This is why we chose to build here: quiet, airy, but not too far from the city center.

The urban area has three main exits: a major road connecting to Xuan Phuong (towards Trinh Van Bo, My Dinh), the extended Le Trong Tan road (towards An Khanh, Thang Long Boulevard), and Provincial Road 70.

Pros and cons of living in HUD Van Canh

We want to be honest, as a home is only good if it suits you.

What we like:

  • Quiet with lots of greenery, very different from the feel of small city alleys.

  • Rent is significantly more affordable than in My Dinh or Cau Giay for the same size.

  • Wide internal roads, airy travel, and many houses have car parking space.

  • Local market nearby with fresh, cheap food.

Points to consider:

  • A motorbike is almost essential. Walking or relying solely on the bus is quite inconvenient.
